The Challenge:
Designing a Spec Suite That Could Attract Tenants and Adapt in Real Time
Buncher set out to create a spec suite that would compete in a shifting office market, where tenants expect spaces to feel complete, flexible, and ready for immediate use.
The challenge was striking the right balance. Designing too specifically could limit future tenants, while designing too generically could weaken the space’s ability to attract interest and lease quickly.
As a tenant signed on during the project, the focus shifted from speculative design to tenant alignment. The space now needed to evolve without slowing progress or compromising the original leasing strategy.
The challenge became delivering both speed and customization, without compromising the integrity of the original spec suite strategy.

Franklin partnered with Buncher to deliver an integrated solution combining furniture, flooring, and Falkbuilt interior construction into a cohesive, adaptable workplace.
The space was intentionally designed for flexibility from the outset. Rather than fixed seating, the layout supported shared use and multiple workstyles, allowing the environment to evolve as tenant needs became defined.
When a tenant entered the process, Franklin refined layouts and selections to align with their needs without disrupting the project timeline or requiring a redesign.
Key elements included:
The space was intentionally designed for flexibility from the outset. Rather than fixed seating, the layout supported shared use and multiple workstyles, allowing the environment to evolve as tenant needs became defined.

- Conference rooms and huddle spaces enclosed with Falkbuilt glass-front systems

- Integrated millwork, writeable surfaces, and recessed technology
- Coordinated furniture and flooring selections to create a cohesive, elevated environment
